Selling Your Home In Today's Market

You have decided to sell your home. People sell their homes for a host of reasons.  What is important of course is that you want to get the best return on your investment as possible. The home selling market has changed dramatically in the last few years. The first home I sold was on the market with a realtor for six months and not one buyer was brought through, in what was considered a hot market. I decided to sell on my own. In three days potential buyers were in a bidding war.  I sold my home for an additional 25% over the original asking price and no realtor fees to pay, those were the days.

Times have changed. My advice is, if you can wait until the market turns around, and it will, then wait and the price can only go up. Savvy buyers are more educated and knowledgeable about buying homes than ever before. Much of the information potential homebuyers need is on the internet. Photos, specifications, location, taxes, and video grand tours are at their fingertips, accessible 24/7.  If you need to sell, you must be ready to work to keep your equity gains. Even if you expect to take a loss how much of a loss, is acceptable?

Home Huggers Consulting is here to help you in selling your home and to help obtain the maximum value. I can help you choose a realtor, advise you on road appeal and presentation and marketing. You have seen the staging make overs on TV’s “SELL THIS HOUSE”, well that’s what I do. I do not paint your rooms, remodel or move furniture, but then again I do not charge thousands for the consultation either. I give you the information you need to make your house marketable, desirable and sold (no guarantee of course).

If a potential, buyer has an inspection done on your home and renegotiating hangs in the balance of negative findings, and there are always negative findings, I can advise you on the validity and weight of those findings. I am a home (property) advocate and it does not matter if I am representing a buyer or seller. There is always negotiating ground between reasonable parties.
